About Prolocol
Prolocol in one sentence
Prolocol is Luxembourg's rental passport: you create your rental dossier once, it is verified, and then the home finds you, not the other way around.
The problem everyone knows
In Luxembourg, a rental listing receives 30 to 50 applications on average. You send your payslips, work contract and ID to ten agencies you don't know, and never hear back. You are applicant number 47, and your dossier was never opened.
The agency has the opposite problem: it has to read piles of PDFs, do the maths and guess who can really pay the rent.
The idea: a passport instead of a pile of paper
Like a passport at the border: nobody wants to see your whole life, just a document that has already been checked.
- The tenant fills in a short form once: who they are, what they are looking for, what they earn. It takes about 2 minutes and it is free for tenants, forever.
- If they wish, they add their supporting documents. An AI reads them and checks that they are consistent. The dossier then becomes "verified ✓". Without documents it stays "declared", meaning based only on their own statements.
- The result is the Rental Passport: an elegant document with a QR code, containing everything an agency asks for anyway.
The score: one honest number
Prolocol calculates: available income ÷ rent. That gives one of four levels:
- Excellent: from 2.9×
- Solid: from 2.4×
- Appreciable: from 2×
- To strengthen: below 2×
No black box: everyone understands right away why they are where they are. The dashboard even shows the way to the next level, for example "€50 less rent or €120 more net income".
The reversal: you are the one who gets found
The slogan says it: "Enough searching? Let yourself be found!" There are two ways to be found:
- Auto-Match: the tenant applies as usual on atHome or Immotop. If the agency uses Prolocol, the system recognises them automatically and sends their score and Rental Passport straight to the agency's inbox. The tenant has nothing to do; their dossier lands at the top of the pile.
- OpenList: a shop window. Agencies and private landlords browse verified tenants there and contact them directly. With Smart Find they can even save their searches and be alerted as soon as a matching tenant appears.
Trust is built in
- The tenant decides who can see their documents: visible straight away or only on request.
- Every downloaded document carries a watermark with the name of the person who opened it. The tenant sees in their dashboard who viewed their dossier.
- Each viewer only has access for 30 days.
- One-click deletion. Data is hosted in Europe, in line with the GDPR.
Who pays, who doesn't
| Who | What | Price |
|---|---|---|
| Tenants | Passport, score, OpenList, Auto-Match | free |
| Agencies | Pack Complet: Auto-Match, OpenList, Smart Find | 59 €/month |
| Agencies | White Label: on top, a tool that automatically reads and scores the documents of their own applicants | add-on |
| Private landlords | Pack One (7 days) or Pack Plus (30 days), no subscription | 19 € / 39 € |
And around it
- AgoraChat: a community for tenants only, to talk to each other, share experiences, give tips or ask questions.
- What's new: news on lease law and rents, every month, just for tenants.
- Everything is available in 6 languages: French, English, Portuguese, Spanish, German and Luxembourgish.
Why it is innovative
Until now, the tenant searches and the agency sorts. Prolocol reverses the roles: the tenant becomes visible and trustworthy once, and the agencies come to them. Less stress for the tenant, less paper for the agency, and faster, safer decisions for everyone.
