How much does it cost to rent an apartment in Luxembourg?
€1,843 a month on average: the average advertised rent of an apartment from 1 July 2025 to 30 June 2026, calculated by the Observatoire de l'Habitat from 9,479 listings. A house was advertised at €3,720 a month on average (712 listings).
Rents vary a lot from one commune to the next: the rents-by-commune page gives the official figure for each of the 100 communes and the quarters of Luxembourg City.
Are rents rising in Luxembourg?
Yes. In the second quarter of 2026, advertised apartment rents rose 0.6% on the previous quarter and 5.8% on the year. General inflation was 2.4% over the same period.
After relative stability in 2024 and early 2025, advertised apartment rents are accelerating again.
Are rents in existing leases rising as fast?
No. Between the second quarter of 2025 and the second quarter of 2026, STATEC's index of rents in current leases rose 1.3%. Existing leases change gradually, while the rents asked for a new let follow the market more closely.
What about house rents?
Advertised house rents rose 1.3% on the quarter but are still down 3.1% on the year. This indicator is more volatile because few houses are offered for rent: apartments remain the most reliable indicator of the rental market.
Are there more and more furnished rooms?
Yes. They were less than 3% of the rental offer in the early 2010s and are about 14% today, mostly in Luxembourg City and the south of the country.
Between 2010 and 2025 their advertised rents rose 102.6%, against 83.0% for apartments and 76.9% for houses. In the second quarter of 2026 they were still up 4.9% on the year.
Are house prices falling?
On the year, yes: the general housing price index fell 2.2% between the second quarter of 2025 and the second quarter of 2026. Compared with the previous quarter it rose 1.1%.
1,274 apartments were sold in the second quarter of 2026, 8.2% more than in the previous quarter but 33.9% fewer than in the second quarter of 2025. That quarter had been exceptional (1,928 sales) because temporary tax measures were about to end.
Why are rents rising while sale prices fall?
According to STATEC and the Observatoire de l'Habitat, higher interest rates reduced households' borrowing capacity. Some of those who could no longer buy turned to renting, while the rental offer remains limited. So the fall in sale prices did not bring advertised rents down.
Where do these figures come from?
From the official publication « Le Logement en chiffres » by STATEC and the Observatoire de l'Habitat (LISER), no. 20, September 2026. Advertised rents are calculated from listings on the IMMOTOP.LU portal, in collaboration with the Ministry of Housing: they are the rents asked for new lets, not the rents all tenants pay.
